I am sharing with you 9 of the essential steps in selling your home that detail a clear outline on what the process looks like. Ok, well that’s not to say there may not be some bumps down the road, however, in my opinion the whole purpose of hiring a professional is to take the stress off of YOU. Every agent has a different approach with their real estate business and I can't speak for them, but this is the foundation of how selling your home with me would go.

1. selling consultation
During this initial meeting, we will sit down and discuss if you are fit to sell, how I will market your home as your real estate agent, the process, as well as your timeline. Additionally, I would like a tour of your home and to chat about the condition of your home. This meeting will also ensure that you are informed about the process of selling your home, and any additional expenses you may incur.
2. listing documents
At our second meeting, we will go over all of the documentation required to sell your home. Also, I will show you what an offer to purchase looks like and how to read it. Most importantly, we will discuss what I believe the market value of your home is and how much money is estimated you will get in your pocket!

3. staging / photos
Staging your home with the addition of professional photos and a 3D virtual tour could make or break the sale price of your home and ultimately if it will sell. With my continuously growing background of Interior Design, I will assist you with showcasing your home to its top potential and ensure that it stands out amongst your competitors!
There is much more behind the scenes marketing that is involved in selling a home. Yes, our MLS® System is the #2 factor in selling your home, (#1 is price!), but every home is unique and other marketing should always be considered. 9 out of 10 buyers find their homes online – I focus heavily on social media marketing to gain the largest exposure on your home!

Installing a lockbox outside of your home allows agents in the city to show your home with a scheduled appointment. Showings are booked through me, so I know who is showing your home, when they are showing your home and can follow up to obtain feedback. Only licensed REALTORS® throughout Regina (or SK) can access the lockbox.
All offers received will be presented to you. We will discuss in detail what they are offering, their conditions, terms, and possession date. Buyers will often have four conditions – financing, home inspection, gas line locate and to review the PCDS (Property Condition Disclosure Statement). These will all need to be completed before the removal date. I go above and beyond to ensure you are getting top dollar for your home!
7. condition removal
Once we receive the removal of conditions, it is a firm sale!
Shortly prior to the buyers taking possession, you will meet with your lawyer to sign legal documentation to complete the transaction. The lawyers are the ones who handle all of the money for the parties involved in the transaction. They will discuss your property tax adjustment, the mortgage pre-penalty (if applicable), and any other final costs related to the sale.

Prior to possession, it’s in good faith to leave your home in clean condition. You can leave all copies of your keys, mailbox keys, garage door openers, any manuals, etc., on the counter. The buyers agent will pick up keys from my Re/Max office… and you are now onto your new adventure!
